Do you work in my software, or do I have to switch?
We work in yours — nothing is migrated. That includes AppFolio, Yardi, Buildium, Rent Manager and QuickBooks Online. You keep full ownership of the account and data; we use least-privilege access and sign an NDA on request.
Can you clean up messy or behind books?
Yes — catch-up and cleanup is often the first project. Unreconciled months, miscoded transactions, deposits booked as income, intercompany transfers tangled across entities: we get the books current and correct first, then keep them that way with a reviewed monthly close.
How do I fix the messy books in my house-flipping or wholesaling business?
Get the deals separated and current, then keep them that way. The mess in flip and wholesale books almost always traces to three things: earnest money and assignment fees run through the same account as operating or personal cash; every rehab receipt dumped into one pile instead of coded to the specific project; and repairs booked where capital improvements belong (or the reverse), which quietly makes both the profit per deal and the eventual tax basis wrong. Cleanup follows a standard sequence — pull every bank, card, loan and closing statement, reconcile each month so the books tie to the actual balances, then re-classify each transaction to the deal or project it belongs to (acquisition, rehab, holding and financing costs kept separate) so each flip shows real profit and each wholesale deal keeps its earnest money and assignment fee distinct from operating funds. The part most owners skip is what keeps it fixed: a reviewed monthly close, so you're staying current instead of catching up again in six months. Once the per-deal picture is clean, a fractional CFO view shows runway across deals — which closings have to fund which rehabs. Costs are entered as they happen, not scrambled together at month-end, so job profitability is current enough to act on. If you run payroll on public or prevailing-wage jobs, certified payroll is handled through our HR & payroll service. We keep the books current in your own software; your CPA issues any reviewed or audited financial statements your bank or bonding company requires.
Do you do construction job costing and WIP?
Yes. We set up and maintain job costing so every project shows its true labor, materials and subcontractor costs, and we keep work-in-progress (WIP) schedules, retainage tracking and progress billing current — so you know which jobs make money before the final invoice, not after.
Can you produce WIP schedules and AIA progress billing my bank or bonding company will accept?
Yes. We maintain a monthly work-in-progress (WIP) schedule — costs to date, percent complete, earned revenue, and over- and under-billings by job — and run AIA-style progress billing off a schedule of values, with retainage and change orders tracked throughout. That's the percentage-of-completion reporting banks and surety/bonding agents expect. We keep the books and these schedules current and accurate; your CPA issues any reviewed or audited financial statements the bonding company requires.
Do you do bookkeeping for real estate investors and property managers?
Yes — real estate is core work for us. Buy-and-hold investors get per-property and per-entity P&Ls, so you can see which door actually makes money instead of one blended portfolio total that hides the loser. Property managers get monthly owner statements and distributions, tenant ledgers, and trust/escrow reconciliations kept current.
